A couple came to me recently with a firm $1.5 million budget and a wish list that included three bedrooms. They assumed that was plenty. When I showed them the actual numbers for Rolling Hills Estates, Palos Verdes Peninsula, the conversation shifted immediately.
The median asking price for a 3-bedroom home here is $1,899,000. A 2-bedroom sits at $875,000. That gap is $1,024,000, a 117% jump for one additional bedroom. In this market, the bedroom count is not a preference. It is the most consequential financial decision you will make.
Here is how the ladder looks right now across active listings in 90274:
The overall median asking price for single-family listings sits at $3,000,000, which tells you that the typical home sold here is a 4-bedroom. If your budget is in the $875,000 to $1.8 million range, you are realistically shopping for a 2-bedroom in this specific market. That is not a consolation prize. Many of my clients have found beautifully updated 2-bedroom homes on the Peninsula and lived in them for years before moving up. But you need to walk in with accurate expectations, not a floor plan that does not match your financing.
At $916 per square foot, Rolling Hills Estates ranks third out of eight comparable areas nearby, sitting between San Pedro at $585 per square foot and Manhattan Beach at $1,554 per square foot. That positioning matters when you are budgeting, because it tells you this is a premium market without being the ceiling of the region.
One data point I find particularly telling: over the past year, asking prices here moved up 3.9% while neighboring Hermosa Beach saw prices move down 14.2%. Those two markets have pulled 18 points apart in one year. If you were considering Hermosa Beach as an alternative, that divergence is worth factoring into your long-term thinking about where value is moving.
Median days on market in Rolling Hills Estates has moved from 48 days earlier in the year down to 41 days now. There are currently 156 active listings, and this is a warm market. That combination means homes at the right price point are not sitting. When my clients find a 2-bedroom at $875,000 or a well-priced 4-bedroom near the $2.99 million median, they are not taking two weeks to decide.
For reference, if you are financing at today's 30-year rate of 6.7%, your monthly carrying cost on a $1,899,000 purchase with 20% down is a figure worth modeling carefully before you fall in love with a listing. I run these numbers with every client before we tour a single home.
What I cannot tell you from these figures alone is which specific listings within your budget are actually worth your time. The price tiers above are medians. Within each tier, the spread between an overpriced listing and a well-positioned one can be significant. That is where having someone who works this market every day makes the difference. Reach out and I will walk you through exactly what your number gets you right now.
